Property tool questions

Clear guidance about records, reviews, and estimates.

Does the county property record show my expected sale price?

No. County assessed or taxable value is used for property-tax purposes and should not be treated as an expected listing or sale price. A market review considers relevant comparable sales, condition, improvements, current competition, and timing.

Is the home-value review really free?

Yes. There is no charge, credit card, pressure, or obligation to request an initial property review from Itzhak.

What does cap rate include?

The calculator estimates net operating income divided by purchase price. It includes the operating income and expenses you enter, but excludes financing, income taxes, depreciation, and capital improvements.

Are the closing-cost results final?

No. The calculators are planning tools. Final seller and buyer figures depend on the contract, lender, escrow, title, taxes, HOA, liens, prorations, inspections, repairs, and negotiated credits.
